In a city more famous for its growth than its dedication to historic preservation , a property like 109 Stratford Street, listed last month for $2.4 million, can feel like a rarity. The gated Montrose mansion is not just very old compared to other properties on the market—it is listed by the Harris County Appraisal District as being built in 1910, though it may have been 1909, according to listing agent Gayle Kennedy of Keller Williams Realty Metropolitan —it sits on three full lots in the middle of the Avondale East historic district and retains much of its historic style and even some original architectural details. For example, once visitors get beyond the imposing neoclassical columns that frame expansive porches off both the first and second floors, they reach a leaded glass door with side panels that Kennedy says are most likely original to the house. Inside, a formal living room still has the original marble fireplace—one of three in the home—and light fixtures as … [Read more...] about Historic 113-year-old Montrose mansion searches for its sixth owner

Report: Texas fails to hold repeat polluters accountable for unexpected emissions
More than 21,000 unexpected pollution releases by Texas companies have released over 400,000 tons of air pollution in Texas from 2016 to 2022, and companies in less than 1% of these cases have been forced by the Texas Commission on Environmental Quality to find the root cause and take preventive action, according to a new report . The report by the Environmental Integrity Project, dubbed the “The Polluter’s Playbook — How Loopholes and Lax Enforcement Harm Air Quality in Texas,” claims that the TCEQ has not been doing enough to hold companies accountable for unexpected pollution releases. The study focused on pollution that is unexpectedly released during an accident, a facility shutdown or startup or during maintenance. Such emissions are separate from what companies are allowed to release under their TCEQ permits. The report found that only 119 out of 21,769 unplanned emissions events were designated “excessive” by the TCEQ. Tagging an event as “excessive” means that … [Read more...] about Report: Texas fails to hold repeat polluters accountable for unexpected emissions

Mom, 7-year-old son found dead off California coast
The body of a seven-year-old boy has been found in Monterey County days after his mother died, officials said. Shortly before 8 p.m. Wednesday, a passerby in Moss Landing found a three-year-old boy on his own at the beach. The boy told the good Samaritan that his mother was missing, kicking off a frantic search. The Monterey County Sheriff's Office told SFGATE that witnesses then saw the mother floating in the water and said that she appeared to be unresponsive. She was transported to a local hospital, where she was pronounced dead. During the investigation, officials learned that the woman had another young son who was missing, likely in the water, said Keith Boyd, the county's undersheriff. "We immediately began a comprehensive search of the shoreline," Boyd told SFGATE Thursday. "The search was suspended due to darkness and reinitiated at sunrise." On Saturday, the Monterey County Sheriff's Office announced the body of the missing seven-year-old boy has been recovered … [Read more...] about Mom, 7-year-old son found dead off California coast
Veto puts Kentucky in thick of fight over transgender rights
This is a carousel. Use Next and Previous buttons to navigate 3 FRANKFORT, Ky. (AP) — Kentucky Gov. Andy Beshear's veto of a bill aimed at transgender health care puts the state in the middle of a national fight, but with more immediate consequences as the state's looming election offers an early test on the state-by-state assault on gender-affirming care for minors. The veto issued Friday set off competing messages likely to be repeated until the November election — when Bluegrass State voters will decide whether to reward the Democratic governor with a second term or hand over the governor's office to a Republican. No one seems to know yet how much weight voters will put on the transgender issue with the general election more than seven months away. The legislation in Kentucky is part of a widespread movement, with Republican state lawmakers in other states approving extensive measures that restrict the rights of LGBTQ+ people this year, from … [Read more...] about Veto puts Kentucky in thick of fight over transgender rights

Precautions urged as Bay Area braces for next round of storms
This is a carousel. Use Next and Previous buttons to navigate 3 Bay Area residents enjoyed sunny skies and chilly temperatures Sunday — the last day of respite before preparing for another round of heavy downpours barreling toward the region, meteorologists said. A frost advisory was in effect through 9 a.m. Monday for much of the Bay Area and the central coast, the National Weather Service said. The “hours of most concern” with the lowest temperatures — from 32 to 36 degrees — were expected to be 4 to 9 a.m., according to the weather service. The areas expected to see chilly temperatures were the East Bay hills, the Santa Clara Valley in the South Bay and Santa Cruz County, the Santa Cruz Mountains, the Salinas, Hollister and Carmel valleys, and the mountains in San Benito and Monterey counties, the weather service said. 2 people shot at a Sikh temple in Sacramento, sheriff’s office searching for suspect
This story originally appeared on KCRA.com Two people were shot at the Gurdwara Sacramento Sikh Society temple on Sunday and one of the suspects has not been found, according to the Sacramento County Sheriff's Office. Sgt. Amar Gandhi told KCRA 3's Orko Manna that according to witnesses, a fight broke out on temple grounds at around 2:30 p.m. when one suspect shot a friend of the second suspect. The second suspect retaliated by shooting the first suspect and then fled the scene on foot, Gandhi said. According to Gandhi, the second suspect is an "East Indian man in his 20s or 30s" and the sheriff's office is still looking for him. “The individuals involved all seemed to know each other. It seemed very targeted in the fact that it wasn’t some random thing that posed any danger to the other patrons other than the shooting,” Gandhi said. The two victims were taken to a nearby hospital and are in critical condition. This Bay Area startup is preserving the world’s best pot strains
Walking into Node Labs feels more like entering a scene in “The Matrix” than a pot farm. There’s no soil here, just thousands of tiny cannabis plants growing in sealed, sterile plastic jars. But even though Node Labs doesn’t look anything like a pot farm, this small facility in Sonoma County is the engine behind some of California’s best cannabis brands. “We are looking at between 100,000 to 1 million pounds of weed originating from here, which is insane to think about,” Christopher Leavitt, the company’s chief science officer, tells me as he stands in front of an orange shelf lined with 3-inch-tall pot plants. “And that's per year.” Node Labs sells only 5,000 plants a year, according to Leavitt, so how can the company be responsible for so much cannabis? Well, these are no ordinary plants. These are tissue-cultured clones. Each plant can be copied hundreds of times, meaning a few of these plants can propagate an entire pot farm. Plant tissue culturing is a practice with … [Read more...] about This Bay Area startup is preserving the world’s best pot strains
